What Happened — and What It Was Not

What We Found

FLIR thermal imaging on arrival: cold zone across 220 square feet of the second-floor master bathroom and adjacent bedroom OSB subfloor plate. First-floor hallway ceiling cold zone: 70 square feet. The water had been running for 32 hours and had migrated through the OSB subfloor assembly into the floor-ceiling cavity, pooling at the lowest thermal point of the hallway ceiling before beginning to fail at the ceiling surface. We identified two points in the ceiling cold zone where the drywall was beginning to fail under water weight — and drilled controlled 2-inch access ports at both points, extracting 1.9 gallons of pooled water from the cavity before the panels could release.

Calibrated penetrating moisture meter readings at 14 monitoring points with OSB inner fiber layer probe depth: second-floor master bathroom OSB at 51% to 64%, bedroom OSB at 29% to 38%, hallway ceiling drywall at 18% to 26%. The master bathroom toilet supply tube — original braided stainless at 23 years on the JVWCD 7-to-10-grain-per-gallon supply — was also at the end of its service life. The fill valve had failed, but the supply tube was the next fitting in the failure sequence. A licensed plumber replaced both the fill valve and the supply tube before any drying equipment was placed.


What We Did

Category 2 protocol for all affected materials: appropriate PPE throughout, carpet and pad removed across the full FLIR thermal boundary and transported as regulated waste, antimicrobial treatment of all retained hard surfaces. Industrial low-grain refrigerant dehumidifiers and high-velocity air movers deployed to the second-floor subfloor assembly and the first-floor hallway ceiling cold zone simultaneously. In this spring event — April 2024, with Oquirrh Mountain snowmelt at peak on the Rose Creek bench — we sized dehumidification to the combined vapor load of the acute event OSB materials and the elevated ambient groundwater moisture contribution characteristic of this neighborhood in April. Daily inner fiber layer penetrating meter readings at all 14 monitoring points.

All 14 monitoring points reached inner fiber OSB dry standard by day five. Day-one insurance documentation — thermal imaging reports, timestamped photographs, penetrating meter baseline readings, and Category 2 reclassification documentation with the 32-hour standing duration rationale — was submitted to Allstate on day one.
