What This Plan Is
Most water damage in a South Jordan home does not arrive suddenly. It builds — a supply line that has been weeping behind drywall for six months, a sump pump that has not been tested since installation, an ice dam that formed last February and cracked flashing nobody has looked at since. By the time a homeowner notices, the damage has multiplied and so has the cost.
The True Day Home Protection Plan is a $249/year residential membership designed to catch these problems on our schedule instead of yours. Twice a year — once in spring after snowmelt, once in fall before the first freeze — a True Day technician arrives at your home and performs a systematic inspection of every water damage risk zone. If we find something, you get it documented. If you already have a moisture concern between scheduled visits, we come back for free.
You do not need to be a member to call True Day for an emergency. You will always be answered live at (385) 247-9359 and dispatched within 45 minutes regardless of whether you have a plan. What membership gives you is prevention, priority, and discounted pricing when work is needed.
What You Get for $249/Year
Two Full Home Water Damage Inspections
Each inspection is 60 to 90 minutes on-site and covers every zone in a residential home where water damage originates:
- Spring inspection (March–April): Post-snowmelt assessment. Basement seepage check, foundation moisture reading, sump pump function test, spring-thaw damage evaluation, roof and gutter check for ice-dam remnants.
- Fall inspection (October–November): Pre-freeze protection audit. Hose bib winterization check, attic insulation R-value spot check, water heater anode/flush condition, supply line service life review, outdoor spigot vulnerability assessment.
Every inspection includes a FLIR thermal imaging scan of at-risk walls and ceilings, calibrated moisture meter readings on any suspect materials, and a written report you keep for your records and for insurance purposes.
15% Off Restoration Services
If a covered restoration project is needed — water damage response, mold remediation, sewage cleanup, structural drying — members receive a 15% discount on the Xactimate scope. This applies to the labor and equipment portions of the project. Insurance-billed portions are not eligible (your carrier already sets the reimbursement rate), but any homeowner out-of-pocket cost is discounted.
Priority Emergency Dispatch
Our published 45-minute arrival window applies to every caller. Members are dispatched ahead of non-members when multiple calls arrive simultaneously — a situation we experience during peak monsoon storms, hard freezes, and multi-home events. In practice, this means member arrival times average closer to 30 minutes than 45.
Free Re-Inspection Between Scheduled Visits
If you notice something between your spring and fall inspections — a musty smell in a closet, a water stain that appeared overnight, a hose bib that will not shut off completely — call (385) 247-9359 and we will come inspect for free. If restoration work is needed, the 15% discount applies. If nothing is wrong, we tell you so and go home.
Documented Home Water Damage File
Every member has a file at True Day with dated inspection reports, thermal images, moisture readings, and any notes from prior visits. When you sell your home, this file is a legitimate document you can hand a buyer showing that the home has been under professional water damage monitoring for the length of your membership.
What This Plan Is Not
To keep the plan honest, here is what the $249 does not cover:
- It is not insurance. True Day is a licensed restoration contractor, not an insurance carrier. Your homeowners insurance policy is what pays for water damage restoration. This plan reduces your out-of-pocket cost and gives you prevention services; it does not replace insurance.
- It is not a plumbing plan. Plumbing repairs, pipe replacement, and fixture work are outside a restoration contractor’s scope. We will identify plumbing failures during inspections and tell you what needs a plumber’s attention, but we do not perform plumbing work.
- It does not cover pre-existing damage. If your first inspection reveals damage that already occurred, the 15% discount applies to remediation, but the membership does not retroactively cover prior events.
- It is not required for emergency service. True Day answers every call and dispatches within 45 minutes regardless of membership status.
Cancellation and Terms
The Home Protection Plan is billed annually at $249. You can cancel at any time within 30 days of enrollment for a full refund, no questions asked. After 30 days, cancellation is effective on the next annual renewal date; the prior year’s inspections and services are yours to keep.
Membership does not automatically renew without your knowledge. Sixty days before your annual renewal date, you receive an email confirming the next-year charge. You can decline that renewal by replying to the email or calling (385) 247-9359.
If True Day is unable to schedule your spring or fall inspection within the season window due to our own scheduling — not yours — that inspection is either rescheduled to the earliest available date or credited toward the following year.
Who This Plan Is For
The Home Protection Plan is designed for owner-occupied single-family homes in South Jordan, West Jordan, Riverton, Herriman, Bluffdale, Sandy, Draper, Cottonwood Heights, Midvale, Murray, Taylorsville, and Kearns. Rental properties and multi-family units require a different plan structure — call (385) 247-9359 to discuss commercial or multi-unit terms.
Homes served by the Jordan Valley Water Conservancy District, homes with basements or crawlspaces, and homes older than 15 years are the highest-value profile for this plan — the accumulated risk from JVWCD hard-water scale on supply lines, Bonneville clay hydrostatic pressure on foundations, and aging fixtures makes twice-a-year professional inspection meaningfully protective.
How to Enroll
Call Michael directly at (385) 247-9359 or email info@truedaywaterdamagerestoration.xyz. Enrollment is one phone call — we confirm your address, schedule your first inspection, and bill the $249 to the payment method you provide. Your first inspection is scheduled within 14 days of enrollment unless you request a later season alignment.
If you want to think about it, that is fine. Call the same number for a free no-obligation walk-through of your home first; we will tell you honestly whether the plan is a good fit for your specific home before we take a payment.
Why We Built This Plan
Most restoration companies do not offer maintenance memberships because prevention shrinks their emergency revenue. True Day’s owner, Michael Bass, has been running water damage restoration in the Salt Lake Valley since 2020, and the pattern he sees repeatedly is the same: a homeowner who never had a professional look at their supply lines, their sump pump, or their water heater until the failure had already happened. The restoration project that follows costs $8,000 to $25,000. A $249 annual plan that catches the failure a year earlier costs less than the deductible on the claim it prevents.
This plan exists because we would rather see you twice a year for 90 minutes than three days in a row after a burst pipe. The economics are worse for us in the short term. The relationship is better in the long term, and the outcome is better for your home.
Questions Before Enrolling
Common questions homeowners ask before signing up:
“What if I already have annual service from my plumber or HVAC company?” Different scope. Plumbers check plumbing; HVAC companies check HVAC. Neither checks the water damage risk factors we cover — foundation moisture, thermal imaging behind walls, sump pump response time, water heater anode condition, ice dam vulnerabilities.
“Do I really need this if I have insurance?” Insurance pays after damage. This plan reduces the odds of damage in the first place, and reduces your out-of-pocket cost on the deductible and non-covered items when damage does happen. Most home insurance deductibles are $1,000 to $2,500 — a $249 plan that prevents one claim over five years has already paid for itself in avoided deductibles.
“Can I switch technicians if I do not like the one who comes?” Yes. True Day is a small owner-operated company — the technician who arrives will almost always be Michael or someone who works directly with him — but if you prefer a different technician, we accommodate that on request.
“What happens if I sell my home?” The plan transfers to the new owner free of charge for the remainder of the year, or your prorated balance is refunded — your choice. Members who sell often use the transfer as a selling point in the listing (“home under professional water damage monitoring”).

What $249 a year actually gets you
Not a service contract and not a warranty on your plumbing. The True Day Home Protection Plan is a preventive-inspection membership for homes in our 6-city dispatch area. Here is exactly what’s included.
$249 / year per household- 2 annual on-site inspectionsScheduled around South Jordan’s two highest-risk windows: once in spring after the snowmelt + irrigation turn-on, once in fall before the first hard freeze. Each inspection covers hidden-leak checks on supply lines, water-heater age/anode, washer hoses, hose bibs, and crawlspace moisture reading.
- 15% off any restoration workApplied against our standard scope on any mitigation or reconstruction job we perform during the membership year. Discount applies to our labor and equipment lines; it does not apply to carrier-paid portions of a claim.
- Priority dispatchMember calls are triaged ahead of non-member calls during multi-loss events (freeze snaps, monsoon storms). On a normal day the dispatch order is first-come; on a surge day, members are first.
- Free re-inspectionsIf something flagged on an annual inspection changes before the next one (new leak, mold concern, drying-equipment question after a different contractor’s work), we come back out at no charge within the membership year.
- 30-day money-backIf the first inspection doesn’t deliver findings or recommendations you consider worth $249, we refund the membership in full within 30 days. No questions, no “prove the leak” discussion.
What the two annual inspections actually check for
The $249/year Protection Plan includes two scheduled inspections per year — spring (post-snowmelt) and fall (pre-freeze). Here is exactly what we look at on each one.
Spring inspection (April-May, post-snowmelt)
| What we check | Why |
|---|---|
| Basement + crawlspace walls | Hydrostatic pressure signs from winter runoff: hairline cracks, efflorescence, dampness at the cove joint |
| Sump pump operation | Test float switch, verify discharge path clear, check battery backup if applicable |
| Window well drainage | Debris blocking drain, well cover integrity |
| Roof + flashing (visual from ground) | Winter damage signs: missing shingles, flashing displacement, ice-dam-era streak marks on fascia |
| Supply lines in attic and crawl | Freeze-related damage that didn’t burst yet but weakened the pipe |
| Water heater base + supply fittings | Mineral buildup, slow seep, aging flex connectors |
Fall inspection (October-November, pre-freeze)
| What we check | Why |
|---|---|
| Exposed supply lines in attic, crawl, garage | Insulation gaps, pipe sleeve condition — where January freezes will concentrate |
| Outdoor spigots + irrigation shutoffs | Disconnect hoses, drain lines, verify shutoff functional |
| Attic air-sealing visible gaps | Where warm indoor air escapes into attic — precursor to ice dams |
| Appliance supply hoses (washer, dishwasher, fridge) | Age-check on braided-steel hoses; replace at 5-7 years |
| HVAC condensate line clear | Avoid winter overflow if condensate drain backs up |
| Downspout + gutter position | Water direction away from foundation |
What we DON’T do during inspection
We don’t perform HVAC maintenance (not our trade), don’t test or replace roofing materials beyond visual check (roofer’s job), don’t do plumbing repairs we find (your plumber). Our role is to find the issues; the specialist trades fix them.
What triggers an interim visit (free, included)
- Sudden weather event (ice storm, flooding rainfall)
- Specific concern you want us to look at (musty smell, visible stain, suspicious water bill)
- Post-trip return home to find a potential water event
Year-one onboarding vs annual renewal: what’s different
Our Home Protection Plan is $249/year with two inspections, 15% off restoration work, priority dispatch, and a 30-day money-back guarantee. The first year has an onboarding scope the renewal years don’t need. Here’s what’s different so you know what to expect in each year:
| Year | Spring visit | Fall visit |
|---|---|---|
| Year 1 (onboarding) | Full-home baseline documentation: all plumbing inspection points photographed, water heater age/model recorded, HVAC drip pan + condensate line check, washing machine supply hose age/condition, dishwasher connection, ice-maker connection, exterior hose bib condition, crawlspace or basement baseline moisture reading, attic baseline check | Winterization checklist: outside hose bibs drained + insulated check, attic insulation + ventilation check for ice-dam risk, crawlspace vents closed where applicable, humidifier filter replacement reminder, water-heater sediment flush discussion |
| Year 2+ (renewal) | Delta from baseline: what changed since last year’s photos? Any new signs on previously documented points. Supply hoses coming up on age limit flagged. Water heater age against expected service life. | Same winterization checklist as year 1 fall |
What the year-1 baseline gets you
- A set of photos we send you by email at the end of year 1 — your home’s plumbing baseline
- Insurance-ready documentation if you ever have a loss and need to prove pre-loss condition
- Point of comparison in future years — so a stain nobody noticed can be dated against the baseline
What the renewal years get you
- Priority dispatch stays active (plan members jump the queue on non-emergency scheduling)
- 15% discount on any restoration work during the plan year (stacks for larger jobs; capped at the quoted scope, not applied to insurance-paid portions)
- Age-tracked flags on supply hoses, water heater, washer connections — so you replace proactively instead of after they fail
- Winter prep reminder in person — the fall visit catches the frozen-pipe risk before the first hard freeze
Renewal reminder
- We send a renewal reminder 30 days before the plan anniversary; you can renew, pause, or cancel
- No auto-charge if you don’t actively renew — we don’t put you on a card and keep charging silently
- If you cancel mid-plan-year, the 30-day money-back is pro-rated for the unused portion if you ask — we don’t try to keep the whole fee
Protection Plan vs. homeowner’s insurance — they do different jobs
The Home Protection Plan ($249/year) and your homeowner’s insurance policy are not substitutes for each other. They do different jobs. If you have both, you’re covered differently in different scenarios. If you have one and not the other, there are gaps. Here’s the honest comparison:
| Situation | Homeowner’s insurance | Our Protection Plan |
|---|---|---|
| Sudden water loss (pipe burst, appliance failure) | Pays mitigation + rebuild minus deductible | 15% discount on restoration + priority dispatch; does NOT replace insurance |
| Gradual leak (slow drip, unseen seepage) | Often denied as “wear and tear” or “long-term seepage” | Fall + spring inspections designed to CATCH this before it becomes a claim |
| Flooding from outside (storm water, surface flooding) | Usually excluded without a separate flood policy | Discount applies to any resulting cleanup; prevention inspections may catch yard-drainage issues before an event |
| Sewage backup | Only covered if you have a sewer-backup rider on your policy | Discount applies regardless of rider |
| Mold remediation | Usually covered only if tied to a covered sudden water loss within policy time limits | Discount applies; semi-annual inspections designed to catch mold before it becomes a claim |
| Routine inspection and maintenance | Not covered — insurance isn’t for routine services | This is the whole point — two inspections included in the plan |
| Priority dispatch when something goes wrong | Not applicable — insurance doesn’t dispatch; you call a contractor | Plan members jump ahead in non-emergency scheduling queue |
The right way to think about them
- Insurance = coverage for big losses you can’t afford to self-pay
- Protection Plan = prevention and priority relationship with us; small annual cost to catch issues early and have an established relationship when something does happen
Who benefits most from the Protection Plan
- Homeowners in older homes (15+ years) where failures become more common
- Homeowners who have had a past water-damage loss and want ongoing documentation of condition
- Homeowners who travel often and need someone familiar to check the house in their absence
- Homeowners in homes with finished basements, where failures are often not seen until significant damage has occurred
Who may not need it
- New construction (under 5 years) with no known issues — failures are rare in that window
- Homeowners already in a comprehensive home-warranty plan that covers inspection — may be redundant
- Homeowners who are comfortable self-inspecting (hoses, water heater, visible plumbing) semi-annually
If you’re not sure whether the plan makes sense for your situation, call us. We’d rather tell you honestly that your situation doesn’t need it than sell you a plan you’ll regret.
Honest math on the $249 Protection Plan
Membership programs make sense when the math makes sense. Here is the plan laid out numerically rather than as a feature list:
The plan breaks even on inspection value alone in most years. The 15% restoration discount is upside that only matters if a loss happens — if nothing happens, the inspections already paid for the membership.
The plan is not insurance and does not pay for repairs. It discounts True Day’s restoration work and provides preventive-maintenance inspections. For homes that have had any prior water, mold, or sewer event, the inspections alone usually catch the next one earlier than it would have surfaced otherwise.
Protection Plan vs home warranty vs home insurance — scope comparison
Three products with overlapping-sounding names and very different functions. Here is the comparison so you can tell which gaps the Protection Plan fills and which it doesn’t:
| Product | What it covers | What it doesn’t |
|---|---|---|
| True Day Protection Plan $249/yr | Two annual inspections (spring, fall), 15% discount on True Day restoration work, priority dispatch, 30-day MBG | Doesn’t pay for repairs; doesn’t replace broken appliances; doesn’t cover other contractors |
| Home warranty (third-party, typically $400-$700/yr) | Repair/replacement of covered home systems and appliances (HVAC, plumbing, electrical, appliances) subject to service fees | Pre-existing conditions; items not on the covered list; often has caps per claim; doesn’t cover water damage mitigation itself |
| Homeowner’s insurance (required by mortgage lender) | Sudden-and-accidental damage events (burst pipes, fire, theft, storm); liability coverage | Gradual damage, maintenance issues, neglect; most policies exclude flood (separate NFIP policy); mold often limited to $5-10k |
How they work together: Insurance pays for the loss event. The home warranty covers the component that caused it (sometimes). The Protection Plan catches conditions earlier so the loss doesn’t happen in the first place, and discounts our work when it does.
They are not substitutes. The Protection Plan is a preventive-maintenance product; it doesn’t replace homeowner’s insurance, and it isn’t a cheaper version of a home warranty. For most homeowners, keeping the insurance policy, adding or skipping a home warranty based on their appliance age, and adding the Protection Plan if preventive inspection fits their situation is the stack that actually covers the ground.
