Pulling back the cabinet base revealed a slow drip from the galvanized cold-water supply line to the kitchen faucet — a pinhole corrosion leak that had been running long enough to saturate the cabinet base, the drywall behind the cabinet, and the subfloor beneath it.
FLIR thermal imaging mapped a cold zone extending 14 inches outside the cabinet footprint into the adjacent flooring. Calibrated moisture meter readings at eight points showed subfloor readings of 22% to 31% and wall framing readings of 19% to 27% behind the cabinet. The linoleum flooring and cabinet base were removed to access the subfloor. Galvanized pipe replacement was coordinated with a licensed plumber before extraction equipment was placed. Structural drying ran for five days. All eight monitoring points reached dry standard on day five. Aspergillus was confirmed by tape lift on the drywall paper facing behind the cabinet — the three-week leak duration had been sufficient for colonization. Mold remediation was completed concurrently with drying. The homeowner’s State Farm policy covered the loss. Total approved: $4,180. Deductible: $1,000.
