Workmanship
Mold remediation
Transferable
Why we’re doing this: our drying endpoint is a measured reading, not a timeline, and our reconstruction runs under one accountable Utah GC License. If an assembly or install fails inside two years because of our workmanship, we come back and fix it — same crew that did the original work.
What did not change: mold remediation stays at 90 days because mold recurrence depends on the moisture conditions that persist after our work, which we can’t control. Inflating that number would be marketing, not warranty. We’d rather be honest about the one case where longer coverage doesn’t make sense than pretend it does.

Our Written Commitment to You
Every True Day Water Damage Restoration project is covered by our written Limited Workmanship Warranty. Unlike verbal assurances or unbacked marketing promises, our warranty is a documented contractual commitment provided in writing at the start of every project — before work begins. This page contains the full terms of that warranty. A signed copy accompanies every project agreement. Homeowners, property managers, and insurance adjusters may request a printable PDF copy at any time by emailing info@truedaywaterdamagerestoration.xyz or calling (385) 247-9359.Coverage Terms
Water Damage Mitigation and Structural Drying
Warranty Period: 1 year from documented project completion date. Coverage: If moisture-related conditions caused by the originally addressed loss re-emerge in the same location within 12 months of documented project completion, True Day will return and re-dry the affected area at no additional cost to the customer. This warranty covers the workmanship of the drying process — the completeness of moisture removal to species-specific dry standard as measured by calibrated penetrating moisture meters at documented monitoring points. Any post-remediation Cladosporium, Aspergillus, or other mold colonization traceable to inadequate drying of the originally addressed area is covered under this warranty period, subject to the exclusions listed below.Mold Remediation
Warranty Period: 90 days from clearance testing. Coverage: Compliance with ANSI/IICRC S520 protocols is guaranteed. If independent third-party clearance testing at project completion certifies the affected area as within acceptable air quality parameters, and re-colonization from the original moisture source occurs within 90 days, True Day will return and re-remediate at no additional cost. This warranty applies to the specific mold species and locations identified in the original clearance report. Note: This warranty period is shorter than the mitigation warranty because mold recurrence beyond 90 days is typically attributable to a new moisture source (roof leak, new plumbing failure, ongoing humidity condition) rather than to inadequate original remediation.Reconstruction
Warranty Period: 1 year from documented reconstruction completion date. Coverage: Workmanship on all reconstruction elements installed by True Day is warranted for 12 months, including:- Drywall installation, taping, mudding, and texture
- Insulation replacement
- Flooring (LVP, carpet, laminate, hardwood, tile — installation only)
- Cabinetry installation
- Finish carpentry (baseboard, casing, crown molding)
- Interior paint (application only)
- Structural framing repair and replacement
Materials
Warranty Period: Per manufacturer’s original warranty terms. Coverage: Materials installed by True Day carry their original manufacturer warranty in full. If a material defect emerges within the manufacturer’s warranty period, True Day will coordinate the manufacturer warranty claim and complete the replacement installation. Material warranty coverage is subject to manufacturer terms and conditions.True Day Limited Workmanship Warranty
Effective October 1, 2026. This warranty applies to every True Day job completed on or after this date.
The Warranty, in One Sentence
True Day provides a written 1-year warranty on all mitigation and reconstruction workmanship, and a 90-day warranty on mold remediation performed under ANSI/IICRC S520.What the Warranty Covers
- 1 year on water extraction, structural drying, drywall repair, flooring installation, paint, trim, finish carpentry, and all reconstruction work
- 90 days on mold remediation performed under ANSI/IICRC S520 (industry standard for mold warranties)
What the Warranty Does NOT Cover
- New water damage events after signoff (a new burst pipe, new leak, etc.) — these are new jobs with new scopes
- Manufacturer defects in materials (drywall, paint, flooring, cabinetry) — those are covered by the manufacturer’s own warranty, which we hand you at signoff
- Changes made by other contractors after our work is complete
- Owner-caused damage (new leak, moisture introduced after signoff, physical impact damage)
- Pre-existing conditions outside the scope of the completed job
- Normal wear and tear (settling cracks, UV fading, grout erosion)
- Acts of nature (storm, flood, fire, earthquake occurring after signoff)
- Any area explicitly flagged as “customer declined” or “out of scope” in the signed Xactimate estimate
How to Make a Warranty Claim
Why Our Warranty Is 1 Year (and Not 2)
Some restoration contractors advertise 2-year workmanship warranties. We state the real terms rather than extending to a number we cannot stand behind. Here is the reasoning: IICRC S500 and S520 — the industry-standard protocols True Day follows — recognize that most workmanship defects in water damage restoration surface within 90 days of job completion (for drying work) and within 1 year (for reconstruction). Defects that appear after 1 year are almost always caused by new events (new water intrusion, new material failure, manufacturer defect) rather than the original workmanship. Our 1-year workmanship warranty + 90-day mold warranty follows these industry periods. We don’t extend the number to 2 or 5 years as a marketing claim when the operational reality is 1 year. What we offer in place of a longer warranty number: specific written terms, a clear claim process, inspection within 5 business days, written determination within 10 business days, and completed repairs at no cost on covered defects. The quality of the warranty is the response process, not the length of the period.Warranty Transferability

Exclusions
This warranty does not cover:- Damage caused by a new moisture event unrelated to the originally addressed loss (a new plumbing failure, new roof leak, new appliance failure)
- Damage caused by ongoing conditions the homeowner declined to address as part of the original scope (a known roof condition, an ongoing foundation seepage source, a pending plumbing repair recommended and not performed)
- Damage caused by acts of God occurring after project completion (earthquake, tornado, hail event, wildfire)
- Damage caused by the homeowner or other contractors after True Day project completion
- Cosmetic conditions that do not affect the functional integrity of the workmanship (minor settling cracks in new drywall, natural material variation in flooring, paint sheen variation due to lighting differences)
- Normal wear and tear from ongoing use
- Any condition in an area outside the documented project scope
- Any condition arising from unauthorized modifications by the homeowner or another party to the workmanship installed by True Day
How to Make a Warranty Claim
- Contact True Day within 30 days of discovering the condition. Later notice does not automatically void coverage but may complicate diagnosis.
- Document the condition with photographs and any relevant observations (date discovered, apparent source, extent).
- Provide your original project number — included on the invoice and project completion documentation you received from True Day.
- Schedule a warranty inspection. True Day will inspect the condition within 5 business days of a valid claim, or sooner in the case of active water damage.
- Warranty resolution. If the inspection confirms a covered workmanship or drying issue, True Day will complete the repair at no cost within a mutually agreed timeline.

Were we your crew on a water-damage job?
If True Day did right by you, a 60-second Google review helps the next South Jordan homeowner trust us the way you did. Mention your technician by first name if you remember — it means a lot to the crew.
If something fell short, call Michael at (385) 247-9359 first — we would rather fix it than see it in a review and not know.

How we respond to Google reviews — our published policy
Every review gets a reply. Signed by Michael Bass. Here is the response rule for each type.
Same-day thank-you
Named thank-you from Michael. If a crew member is mentioned by name, we relay the review to that crew member. If a neighborhood is named, we acknowledge it. Reply posted within the same business day.
24-hour thank-you + address what fell short
If the review mentions a specific issue (communication delay, forgotten detail, cleanup gap), we acknowledge it specifically in the reply and say what we changed. No generic “thanks for your feedback” boilerplate.
Owner reply within 24 hours + offer direct resolution
Michael replies personally. We publish the corrective action we are taking and offer a direct phone call to resolve. If the reviewer accepts, we treat it as a warranty event under our 1-year workmanship warranty / 90-day mold terms.
What we don’t do
- We don’t ask Google to delete reviews we disagree with (we respond publicly instead)
- We don’t buy reviews or incentivize reviews with discounts, gift cards, or raffle entries
- We don’t ghostwrite or draft reviews for customers — if you leave one, the words are yours
- We don’t gate review requests to “only ask the happy ones” — every closed job gets the same request
- We don’t respond with a bot or template — every reply is written by Michael or a named crew member
You can hold us to this policy. If you ever see a Google review from a True Day customer that doesn’t have a signed response within our stated SLA, call (385) 247-9359 and tell us.
How we ask for reviews — our published policy
Review integrity is why our 5.0 star rating from 41 verified reviews is worth something. Here is what we commit to on the request side.
What we do
- Ask every closed job, not just the easy ones
- Ask after job closeout + verbal customer confirmation that the work was satisfactory
- Ask by personal text or email from the tech who did the work, not a bulk-send
- Share the direct Google review link — no app required, no form filling
- Say “only if it fits what you want to say” — never “please leave a 5-star”
- Thank you if you leave one; no follow-up pressure if you don’t
What we don’t do
- No incentives — no discount, gift card, or raffle entry for leaving a review
- No gating — we don’t ask only the happy ones (that is fake 5.0)
- No scripting — we don’t suggest words, phrases, or crew names to include
- No purchasing — ever. Any firm using a review-buying service is lying to you about their rating
- No post-review response steering — we reply publicly to the review as written, we don’t DM you to change it
- No negative-review threatening — unhappy customers get a Michael call, not a legal letter
Our 5.0 ★ average from 41 reviews on Google is the result of these rules, not marketing. We will trade a lower average for honest reviews every time.
Industry conflicts of interest we refuse
The restoration industry has quiet money that moves between parties on your job. Here’s what we don’t take and why.
Kickbacks from plumbers or roofers for referrals
When we route you to a plumber or roofer because it’s not our scope, we take no referral fee. The reference is because they’ll do a good job on your home, not because they’ll pay us for sending you.
Scope-approval payments to adjusters
Some firms thank adjusters for scope approvals. We don’t. The scope is approved on documentation or it isn’t — kickbacks make the whole industry worse.
In-house lab clearance testing
We do mold remediation. We don’t do our own clearance testing. Independent industrial hygienist — chosen by you — verifies the work. Separating the two is the whole point of “independent.”
Payment to be on carrier “preferred contractor” lists
Some carriers quietly accept payment or performance-metric trade-offs for firms to be on preferred-contractor lists. We’ve turned down those arrangements. You can still choose us even if we’re not on a preferred list — you have the right.
Franchise referral fees
We are not a franchise. When a franchise refers a job out of their territory, there’s usually a percentage back to the brand. We’re not in those networks — your money goes to the work, not corporate.
Inflated scope on your claim
Carrier billing is where some firms pad. Our Xactimate scope matches the work. If the carrier approves a bigger scope than needed and we end up with margin, we bill only the work actually done and the difference stays with the carrier — which is where our reputation stays clean.
None of this is bragging. It’s the baseline a licensed, IICRC-certified firm should hold itself to. Publishing it just makes it checkable.
How we handle complaints
- Step 1 — You call Michael, not a service desk
- Michael Bass is the owner on record and the first point of contact for every complaint. (385) 247-9359, same business day, no escalation ladder.
- Step 2 — We write down what happened
- The complaint goes into the job file in writing — your words, our record of what we did, dated photos if applicable — before we talk about resolution. Nothing gets handled on a verbal he-said-she-said.
- Step 3 — We offer a resolution path in writing
- A written proposal of what we will do to fix it (rework, refund, credit, outside second opinion) lands in your inbox within a short business-day turnaround, not two weeks later.
- Step 4 — If we can’t resolve it privately
- Our policy is to respond to a critical public review honestly and publicly, not to fight to get it taken down. You keep the right to tell your story in your own words.
We’d rather fix the problem than win the argument. If a reasonable fix isn’t what you got, call us before you call your card company.
Our written warranty — in full
The warranty is in writing because “we stand behind our work” is not a warranty. Here is the actual coverage, what sits outside it, and how to invoke it.
- Covers all restoration workmanship — drying, structural repairs, drywall, flooring, cabinetry, paint — for 24 months from the date the job is closed out.
- If a system we installed or repaired fails due to our workmanship, we come back, open it up, and redo the affected scope at no cost.
- Transferable once to a new homeowner within the 24-month period, with a signed transfer on request.
- Covers mold-free performance in the specific areas we remediated, for 90 days from the date of post-remediation clearance.
- If visible mold returns in a remediated area within 90 days from the moisture source we dried, we reinspect and re-remediate at no cost.
- 90 days is the biological reality of mold-regrowth windows after a successful dry — not an inflated number.
How the warranty transfers when you sell the home
Our 2-year workmanship warranty is transferable once within the covered period. If you sell the home before year 2 expires, the buyer gets the remaining warranty time. Here is exactly how transfer works.
Transfer process
- Email the warranty document we issued at close-out to (385) 247-9359 contact (we’ll give you the direct email on request) — or your title company can forward.
- Include the new owner’s name and the closing date.
- We re-issue the warranty document in the new owner’s name for the remaining period.
- New owner receives written confirmation within 2 business days.
What the warranty covers
- Workmanship on reconstruction — drywall, paint, flooring, trim, cabinets we installed
- Mitigation work — if drying wasn’t taken to standard, we re-do it
- Mold warranty for 90 days post-remediation on IICRC S520 scope we performed
What the warranty does NOT cover
- Problems arising from a different water event (new loss, not the one we handled)
- Damage from homeowner alterations or improper maintenance after our work
- Pre-existing conditions that were not part of our scope
- Normal wear + tear beyond the covered period
- Acts of nature outside the original loss event
Utah consumer-protection notes
Utah’s general consumer-protection statutes apply to restoration work independently of our workmanship warranty. If you have a dispute with us, the Utah Division of Consumer Protection and the Utah Division of Occupational and Professional Licensing (DOPL — who holds our GC license) are the regulatory paths. We’d always rather resolve directly first.
How to file a warranty claim
Our 2-year transferable workmanship warranty + 90-day mold warranty is in writing on every job. If something covered goes wrong, here’s how to invoke it.
Step-by-step warranty claim process
- Document the issue — photos of what’s wrong, when you first noticed it, where in the home it is. Note anything that may have affected the area since our work (water event, homeowner modification, etc.).
- Pull your warranty document. We issued it at close-out of the original job. It has the job number, date of completion, and specific scope covered.
- Call (385) 247-9359. Ask for Michael Bass or leave a message if he’s on-site elsewhere. Reference the job number from your warranty document.
- Scheduled walk-through. Within 3-5 business days typically. Michael or a lead tech walks the issue with you.
- Determination. If covered: scope + schedule for the fix. If not covered: we tell you why in writing + what the paid-scope quote would be if you want it fixed anyway.
- Work scheduled. Covered warranty work takes priority on our schedule — typically within 1-2 weeks of determination.
- Documentation of fix. Same photo + readings workflow as the original job. Added to your file.
Common covered scenarios
- Drywall seam opening at a joint we repaired
- Flooring installation issue (gap, buckling not caused by new water event)
- Paint failure beyond normal wear within the 2-year window
- Mold reappearance within 90 days of S520 remediation we performed
- Mitigation that didn’t reach dry-standard (rare — our Protimeter readings at close-out prevent this)
Common NOT-covered scenarios
- New water event from a different source
- Homeowner modifications or repairs attempted after our work
- Normal wear + tear beyond the warranty period
- Settling cracks in a newly-painted wall more than 60 days post-work (settlement cracks are normal)
- Flooring damage from furniture, pets, or water events not covered by the warranty
If we disagree on coverage
Escalation path: Owner Michael Bass → BBB mediation through our Accredited Business file → Utah DOPL complaint if it involves our GC license. We’d always rather resolve directly.
Warranty + sale of home — both sides of the transaction
Our 2-year transferable warranty transfers once during the covered period. Here’s what matters for the seller + the buyer when the home changes hands during the warranty window.
If you’re selling during the warranty period
- Disclose the water-damage event + remediation on Utah Real Estate Seller Disclosure form. Not disclosing = legal exposure after sale.
- Provide our documentation to the buyer — photos, moisture readings, scope, close-out documents. These show what was addressed professionally.
- Transfer the warranty to the new owner (see warranty page transfer process). Email us the buyer’s name + closing date; we re-issue the document in their name.
- Our documentation often HELPS the sale — it shows the previous owner addressed the water event with a licensed, certified contractor rather than hiding it or DIY’ing it.
If you’re buying a home with a transferred warranty
- Verify the warranty transferred to your name — you should have a document from us with your name as current warranty holder.
- Review the documentation that came with the transfer. Understand what was repaired, what was replaced, dates.
- Check remaining time on the warranty — our 2-year warranty may have 6 months, 18 months, or almost full term left depending on when the original work completed.
- Walk the affected area and verify no signs of recurrence before closing. New stains, new musty smell, or soft spots are red flags we’d want to know about.
- Call us with questions. We’ll pull the file + walk you through what was done. Takes 20 minutes.
If you discover an issue post-purchase
- Within warranty period: file a warranty claim as the current warranty holder. Standard warranty-claim process.
- Past warranty period: may be a new event rather than coverage of original. We’ll inspect and tell you honestly whether it’s related to the original work or a new issue.
- Disclosure dispute: if the seller didn’t disclose the water-damage event + you discover it, that’s a legal matter between you and seller/their agent. Our documentation becomes supporting evidence.
What our warranty does NOT guarantee
- The home will have no future water events (new events = new scope)
- Protection against homeowner alterations after our work
- Protection against new leaks from different sources
- Replacement of items added after our scope (e.g., new appliances you installed later)
What our warranty does NOT cover (so you know up front)
A warranty you can’t rely on is worse than no warranty, so here’s what ours covers and — just as important — what it doesn’t. If anything here would be a dealbreaker, let’s talk about it before the job starts rather than after.
| Covered under our 2-year workmanship warranty | NOT covered |
|---|---|
| Defects in our installation (drywall, flooring, paint, trim) if they appear within 24 months | Materials themselves if the manufacturer’s warranty is separate (flooring warranty, appliance warranty, etc. — manufacturer handles those) |
| Water-mitigation workmanship issues (persistent moisture, inadequate drying, missed areas) if raised within 24 months | New or separate water losses that happen after our job is complete — those are new claims under your homeowner’s policy |
| Mold recurrence in a specific area we remediated, within 90 days of job completion | Mold growing in a different area or from a different source than the one we remediated |
| Visible defects discovered within 24 months by you or a future owner (warranty transfers once) | Hidden-condition surprises (previously undisclosed termite damage, previous water losses the inspector missed) — those predate our work |
| Our mistake — if we installed something incorrectly, we come back and fix it | Normal wear-and-tear, impact damage, misuse, or modifications you or someone else made after we left |
| — | Acts of God — new water losses from storms, flooding, pipe freezes, etc. after our job is complete |
| — | Pre-existing conditions we documented at the start of the job (e.g., a cracked slab we noted in the pre-work photos) |
How a warranty claim actually works
- You call Michael directly at the main line (385) 247-9359
- Michael comes out, looks at what’s happening, and decides on the spot whether it’s a warranty item or a new loss
- If it’s warranty: we schedule the repair at no cost to you, usually within 7 days
- If it’s a new loss: we write it up as a new estimate and your insurance (if applicable) is the right path
- If we disagree about which it is: we talk through it and make a reasonable call — and we lean toward honoring borderline cases rather than fighting them
Our warranty is in writing and provided with your completion documentation — so you have it to show a future buyer during a sale-of-home disclosure, or to reference years later if something comes up.
Transferring the warranty at sale of home — step by step
Our 2-year workmanship warranty transfers once — from the original homeowner to the first subsequent owner within the 24-month window. The 90-day mold warranty transfers under the same rule. Here’s exactly how the transfer works in practice:
Timing: when the transfer must happen
- Within the original 24-month warranty window (from job completion date)
- At or around the sale closing — we don’t require it to be at closing, but close in time to the ownership change
- If the sale happens after the 24-month warranty has already expired, there’s nothing left to transfer
The transfer process
- Seller (original homeowner) contacts us — call Michael directly at (385) 247-9359 or email. “Hey, I’m selling the house and I want to make sure the warranty transfers to the buyer.”
- We pull your completion documentation — the warranty document, moisture logs, before/after photos, and any supplementary documentation from your job
- We prepare a Warranty Transfer Addendum — one page confirming the warranty, the original job date, the remaining warranty term, and the new owner’s information
- Addendum signed by all three parties — original owner (seller), new owner (buyer), and us (as issuer)
- Addendum shared with everyone — signed copy to seller, buyer, and our files. If the sale involves a buyer’s agent or seller’s agent, we can CC them too
What the new owner inherits
- The remaining time on the original 2-year workmanship warranty
- The remaining 90-day mold warranty if that period hasn’t elapsed
- The same scope coverage and exclusions that applied to the original owner
- Direct contact with the owner (Michael) — no customer-service queue, same as the original warranty
What the new owner does NOT inherit
- The warranty transfer right — the transfer happens once; a second sale within the window doesn’t carry the warranty to a third owner
- Any Protection Plan membership from the previous owner — that’s a separate agreement, not part of the restoration warranty, and transfers under its own rules (the Protection Plan is non-transferable; new owner can purchase their own)
Why this is a selling-point for a home
- A home with a documented recent water-damage repair + a transferable workmanship warranty is more marketable than a home with the same recent repair and no documentation
- Buyer’s inspector often asks for restoration documentation if there are signs of past water damage — having the warranty transfer in hand resolves the question before it slows the sale
- Some buyers will request the transfer as part of the sale negotiation — it’s a reasonable ask and we accommodate it
If you’re selling and the warranty is still active, mention it to your real-estate agent — and call us to initiate the transfer process. We don’t charge for the transfer.
Transferring the 2-year warranty to a buyer
True Day’s workmanship warranty is 2 years and is transferable once — meaning if the home sells, the remaining warranty period passes to the new owner for the rest of its term. Here is how the transfer actually works:
- Original owner notifies us at closing. An email or call with the closing date, buyer name, and property address. There is no fee.
- We re-issue the warranty certificate to the new owner. Same scope, remaining time, same terms. The certificate names the new owner and references the original job file.
- Buyer gets the full job file. Scope of work, equipment logs, moisture readings, before-and-after photos, and the final adjuster-approved invoice. The buyer sees exactly what was done and what was warranted.
- Future claims use the original job file. If something fails in year 1 or year 2 under the new owner, we return to the same documented scope. The buyer is not back at square one explaining the loss history.
Why the one-transfer limit: a water-damage workmanship warranty is tied to the specific repair and the materials used. After one ownership change, we have no way to verify what maintenance decisions the next owner made that could affect the warranted work. Keeping it to one transfer preserves the warranty’s integrity.
Practical tip: in a listing where the home had a prior water or mold loss, the transferable warranty is a buyer-objection answer. A documented 2-year warranty from an IICRC Certified Firm reads very differently than “a plumber fixed it a year ago.”
What voids the 2-year warranty — and what doesn’t
Transparent void conditions matter more than the headline length of a warranty. A 2-year warranty with a long list of exclusions is weaker than a shorter one with clear boundaries. Here is the honest version of what will and won’t void True Day’s workmanship warranty:
If you’re not sure whether something you want to do would affect the warranty, call us before you do it. Pre-approval takes 10 minutes; post-void is permanent.
