The 5 things we commit to β€” in writing, every jobUpdated Oct 2026

A promise with no enforcement is marketing. Here is each commitment and how it is actually enforced.

1

45-minute arrival inside South Jordan

Live-answered 24/7, boots on your porch no later than minute 45 inside SJ city limits (45–75 min adjacent cities).Enforced by: published policy on /response-time-guarantee/ with named exclusions.

2

2-year workmanship warranty / 90-day mold

Workmanship covered for a full two years (doubled from the previous 1-year standard effective October 2026). Mold remediation 90 days. Transferable once to a new homeowner inside the covered period.Enforced by: Michael Bass personally reviews every warranty call. (385) 247-9359.

3

No Surprise Invoice

Why we’re doing this: our drying endpoint is a measured reading, not a timeline, and our reconstruction runs under one accountable Utah GC License. If an assembly or install fails inside two years because of our workmanship, we come back and fix it β€” same crew that did the original work.

What did not change: mold remediation stays at 90 days because mold recurrence depends on the moisture conditions that persist after our work, which we can’t control. Inflating that number would be marketing, not warranty. We’d rather be honest about the one case where longer coverage doesn’t make sense than pretend it does.

How After-Hours Calls Actually Work at True Day

When you call (385) 247-9359 outside of standard business hours — nights, weekends, holidays — your call is answered live by our dispatch service within 30 seconds. It is not a voicemail box. It is not a broker who auctions your call to whichever contractor bids highest. The dispatcher takes your name, address, and the nature of the water damage, and immediately routes the call to a True Day on-call employee — Michael Bass personally or a crew member with a W-2 relationship to True Day. The on-call employee calls you back within 5 minutes to confirm the dispatch, ask any clarifying questions, and give you a real arrival estimate. Our published 45-minute arrival window applies to nights and weekends exactly as it applies to weekdays. This structure exists because a single owner-operator answering their own phone at 3 a.m. after a 12-hour drying job is not a reliable emergency response. A dispatched call to a professional service that routes only to True Day employees is. The distinction that matters is not whether a service picks up the phone — it is who arrives at your home afterward. In our case, it is always a True Day W-2 employee. No subcontractors. No third-party dispatch to whichever contractor is closest.

What True Day Does Not Do

Explicit scope limits exist for the same reason the rest of this page exists β€” so you can decide whether we are the right company for your situation.
  • Lead-affected demolition on pre-1978 homes is referred to an EPA RRP-certified subcontractor for the lead-affected scope.
  • Asbestos abatement is not performed by True Day. Suspected asbestos materials require a Utah-licensed asbestos abatement firm.
  • Catastrophic multi-building commercial events are not staged at the scale of national franchises. True Day is a single-location operator sized to residential and small commercial losses.
  • Service outside Salt Lake County is case-by-case. Davis, Utah, Weber, and other counties require a confirmation call.
  • True Day does not pay or receive commissions from third-party contractor networks.

Why pick an independent South Jordan firm over a franchise

Franchises have real strengths β€” regional 24/7 backup, standardized SOPs. If you want that, there are good ones in Utah. Here is what you get instead when you call a single-owner firm.

Single-crew accountability

Michael Bass personally sees every job. No shift rotation, no mystery “project manager” assigned after the fact. One name, one phone, one person responsible for how your home turns out.

Local phone, local decision-maker

You reach the person who can approve a change on the spot β€” not a national call center dispatcher 400 miles away reading from a flow chart. (385) 247-9359 is Michael’s line, 24/7.

Reputation lives with the owner

A warranty call goes to the person whose name is on the license. We do not rotate crews between franchise territories, so the same crew that dried your house takes the warranty call.

No corporate overhead markup

Franchise fees get built into the carrier bill. We bill carriers direct from Xactimate with no franchise royalty line. Your deductible is still your deductible β€” but the carrier gets a cleaner number.

If regional backup matters more than single-owner accountability on your job, a franchise is the honest answer. For most South Jordan homeowners whose first question is “who is actually going to show up”, one accountable person wins.

The 5 things we commit to β€” in writing, every job

A promise with no enforcement is marketing. Here is each commitment and how it is actually enforced.

Terms we use β€” translated

If an adjuster or a tech uses one of these on the phone, this is what they mean.

Category (Cat 1 / 2 / 3)
The contamination level of the water. Cat 1 is clean (supply line, rainwater). Cat 2 is gray (dishwasher, washing-machine discharge). Cat 3 is black (sewage, groundwater, flood). Category decides what gets dried vs. removed and what PPE we wear.
Class (Class 1 / 2 / 3 / 4)
The extent of the loss. Class 1 is a small area, minimal porous material. Class 4 is deeply saturated materials (hardwood, plaster, concrete). Class determines drying strategy and equipment ratio.
Moisture content (MC)
The percentage of water in a material, read with a pin or pinless meter. We measure it daily on your framing, subfloor, and drywall β€” and we don’t stop drying until the number is back to standard.
Dry standard
The moisture content of an unaffected reference material in the same building. We’re not aiming for zero β€” we’re aiming for equilibrium with what was normal in your home before the loss.
LGR dehumidifier
Low Grain Refrigerant β€” a dehumidifier that keeps pulling water out of the air at very low humidity levels, where a standard dehumidifier would stall. The workhorse of structural drying.
HEPA
High-Efficiency Particulate Air filter, rated to capture 99.97% of particles at 0.3 microns. Required on mold and Cat 3 jobs to keep disturbed spores and particulate out of the rest of the house.
Containment
A physical barrier (6-mil poly plastic) plus negative air pressure that isolates the work area so disturbed contamination can’t travel through the HVAC or doorways.
Xactimate
The insurance industry’s standard scope and estimate software. Every carrier reads it. Our estimates come to you in Xactimate format so your adjuster is working from the same line items.
Mitigation vs. restoration
Mitigation is stopping the damage from getting worse (extraction, drying, controlled demolition). Restoration is putting the home back together (drywall, flooring, paint, finish). Carriers approve them as separate scopes.
Pack-out
Removing belongings to a controlled facility for cleaning or deodorization, inventoried photographically. Common after fire or Cat 3 jobs. Items come back once the structure is cleared.

If a tech uses a term that’s not here, ask. “Explain that one more time” is the right question on a job this stressful.

Facts FAQ

The structural facts about True Day β€” everything verifiable, nothing marketing-polished.

How long has True Day been in business?
The business formally started in March 2020. Our “Serving Utah since 2020” claim refers to the formal founding year. Michael Bass has field experience in the trade that pre-dates the business formation.
Is True Day owned by a franchise or corporate parent?
No. True Day is an independent, single-owner firm β€” sole proprietorship, Michael Bass DBA True Day Water Damage Restoration. No franchise fees, no corporate overhead, no national call-center. Not an LLC either; the simplicity is deliberate.
How many employees?
5 people total: Michael Bass (owner) plus 4 full-time W-2 crew members (Marcus Rivera, Sofia Mendoza, Daniel, Alex). No subcontractors on True Day jobs β€” the people in your home are on our payroll.
What makes True Day different from a bigger franchise?
Single-crew accountability β€” the tech who starts your job finishes your job. Local phone β€” (385) 247-9359 is Michael’s line. Reputation lives with the owner β€” warranty calls go to him personally. See our full comparison on the /water-damage-restoration/ page.
Where exactly is your office β€” can I verify it’s a real location?
11268 S 2865 W, South Jordan, UT 84095. This is a GBP-verified storefront, not a UPS Store or P.O. box. Our Google Business Profile is address-verified at this location. Our Utah GC License #960332-3505 is registered here with Utah DOPL.

5 habits that prevent most residential water damage

The best job is the one you didn’t need us for. Here are the five habits that prevent most of the losses we see.

1

Replace washing machine supply hoses with braided steel ~$20 Β· 15 min Β· every 5 years

Rubber hoses age-crack behind the washer where no one looks. A braided-steel pair is the single highest-ROI prevention upgrade in a residential home. Set a calendar reminder to swap them every 5 years.

2

Test your sump pump every spring Free Β· 10 min Β· annually

Pour a 5-gallon bucket of water into the sump pit. The pump should kick on at the float and run until the pit is empty. If it doesn’t, the pump is dead or stuck β€” replace or free the float before snowmelt season.

3

Know where your main water shutoff is Free Β· 5 min Β· once + show family

Find the valve. Turn it off and on once (so you know it isn’t seized). Show every adult in the house where it is and how to turn it. In an active burst, 90 seconds of knowing where it is beats 90 minutes of panic.

4

Winterize before November ~$10 Β· 30 min Β· annually

Pull and store garden hoses. Cap exterior hose bibs with foam covers (~$2 each at Home Depot). Insulate any pipe you can touch in a crawl space, attic, or garage ceiling. If leaving the house for winter, set thermostat no lower than 55Β°F and shut the main.

5

Install battery-powered water-leak detectors ~$15 each Β· 10 min Β· once

Place one under each: kitchen sink, washing machine, water heater, dishwasher, every bathroom. Alarm goes off when wet; some models text you. Catches slow leaks in the hours before they become a job for us.

None of this is self-serving. If every South Jordan homeowner did these 5 things, our business would be smaller. That is fine β€” we would rather be the firm you call for the rare job that gets through than the one that profits from preventable losses.

How we ask for reviews β€” our published policy

Review integrity is why our 5.0 star rating from 41 verified reviews is worth something. Here is what we commit to on the request side.

What we do

  • Ask every closed job, not just the easy ones
  • Ask after job closeout + verbal customer confirmation that the work was satisfactory
  • Ask by personal text or email from the tech who did the work, not a bulk-send
  • Share the direct Google review link β€” no app required, no form filling
  • Say “only if it fits what you want to say” β€” never “please leave a 5-star”
  • Thank you if you leave one; no follow-up pressure if you don’t

What we don’t do

  • No incentives β€” no discount, gift card, or raffle entry for leaving a review
  • No gating β€” we don’t ask only the happy ones (that is fake 5.0)
  • No scripting β€” we don’t suggest words, phrases, or crew names to include
  • No purchasing β€” ever. Any firm using a review-buying service is lying to you about their rating
  • No post-review response steering β€” we reply publicly to the review as written, we don’t DM you to change it
  • No negative-review threatening β€” unhappy customers get a Michael call, not a legal letter

Our 5.0 β˜… average from 41 reviews on Google is the result of these rules, not marketing. We will trade a lower average for honest reviews every time.

Industry conflicts of interest we refuse

The restoration industry has quiet money that moves between parties on your job. Here’s what we don’t take and why.

  • Kickbacks from plumbers or roofers for referrals

When we route you to a plumber or roofer because it’s not our scope, we take no referral fee. The reference is because they’ll do a good job on your home, not because they’ll pay us for sending you.

  • Scope-approval payments to adjusters

Some firms thank adjusters for scope approvals. We don’t. The scope is approved on documentation or it isn’t β€” kickbacks make the whole industry worse.

  • In-house lab clearance testing

We do mold remediation. We don’t do our own clearance testing. Independent industrial hygienist β€” chosen by you β€” verifies the work. Separating the two is the whole point of “independent.”

  • Payment to be on carrier “preferred contractor” lists

Some carriers quietly accept payment or performance-metric trade-offs for firms to be on preferred-contractor lists. We’ve turned down those arrangements. You can still choose us even if we’re not on a preferred list β€” you have the right.

  • Franchise referral fees

We are not a franchise. When a franchise refers a job out of their territory, there’s usually a percentage back to the brand. We’re not in those networks β€” your money goes to the work, not corporate.

  • Inflated scope on your claim

Carrier billing is where some firms pad. Our Xactimate scope matches the work. If the carrier approves a bigger scope than needed and we end up with margin, we bill only the work actually done and the difference stays with the carrier β€” which is where our reputation stays clean.

None of this is bragging. It’s the baseline a licensed, IICRC-certified firm should hold itself to. Publishing it just makes it checkable.

Find what you need β€” by what you’re trying to do

The True Day knowledge base, organized by homeowner intent instead of site menu.

Not sure which column? Call (385) 247-9359 β€” 30 seconds on the phone usually finds the right path.

True Day β€” top 20 questions, consolidated

The 20 questions we hear most often, answered once each in self-contained form.

1. How fast will True Day arrive?
Inside 45 minutes, guaranteed, for every address inside South Jordan city limits, 24/7/365. Adjacent cities (Riverton, Herriman, West Jordan) typically 45–75 min from our South Jordan office at 11268 S 2865 W.
2. Are you a franchise?
No. True Day is independent β€” sole proprietorship, Michael Bass DBA True Day Water Damage Restoration. Single office in South Jordan, Utah. No franchise fees, no corporate parent, no national call center.
3. What are your credentials?
IICRC Certified Firm #927354-5258; Utah General Contractor License #960332-3505; BBB Accredited with an A rating; General Liability $1M/$2M (Liberty Mutual); Workers’ Comp (The Hartford).
4. Who are your technicians?
Five people total: Michael Bass (owner) + Marcus Rivera (Lead Restoration Tech, IICRC WRT/ASD/AMRT #246893) + Sofia Mendoza (Mitigation Specialist, IICRC WRT/AMRT #305127) + Daniel (Water Mitigation, IICRC WRT/ASD #274615) + Alex (Restoration Tech, IICRC WRT/ASD #318742). All W-2 employees, no subcontractors.
5. Will my insurance cover water damage?
Sudden and accidental water (burst pipe, failed appliance line) is typically covered on a standard HO-3 policy. Flood and groundwater are not covered without a separate NFIP flood policy. Sewer backup requires a specific rider. We bill carriers direct on approved claims.
6. What’s my out-of-pocket on a covered claim?
Your deductible, as stated in your policy. We bill everything above that line directly to your carrier in Xactimate format. No post-closeout reconciliation.
7. What if I don’t have coverage or my claim is denied?
Financing available through Wisetack β€” soft credit check (no hard pull), 3–24 month terms, $500–$25,000. Apply before work starts so you know your number before you commit.
8. Do you charge for the inspection or estimate?
No. Emergency inspection is free, and the written Xactimate estimate is free before any work begins.
9. What’s your warranty?
1 year workmanship on all restoration services, 90 days on mold remediation. Transferable once to a new homeowner within the covered period. Michael Bass personally reviews every warranty claim.
10. How is water damage categorized?
The IICRC S500 standard categorizes by contamination: Cat 1 is clean (supply line, rainwater), Cat 2 is gray (dishwasher, washing machine), Cat 3 is black (sewage, groundwater). Category decides PPE, what gets dried in place vs. removed, and timeline.
11. How long does drying take?
Typical structural drying runs 3–5 days on Cat 1 Class 1–2 losses. Larger or more saturated losses run longer. We don’t work to a stopwatch β€” we work to IICRC S500 dry-standard benchmarks and daily moisture-content readings.
12. Do I need to be home the whole time?
We need you for the initial scope conversation and the final walkthrough. In between, drying runs on its own β€” you can leave the home locked. We text status updates daily with photos.
13. Can you dry hardwood or will I need to replace it?
Depends on category, class, and how long it was wet. Sealed engineered hardwood on Cat 1 water treated within 48 hours is often dryable in place. Solid-plank with cupping after 72+ hours usually requires replacement. We give an honest answer at inspection.
14. When should I worry about mold after a leak?
Mold spores can begin germinating within 24–48 hours of a water event on a wet substrate. Visible colonies form by day 2–7. Aggressive drying in the first 48 hours can prevent a drying job from becoming a mold-remediation job.
15. Do I need lab testing before mold remediation?
Not always. IICRC S520 requires containment, controlled removal, and post-remediation verification β€” not pre-work lab testing. Lab clearance is useful on larger jobs; we coordinate with an independent industrial hygienist you choose.
16. Can I use any licensed contractor, or must I use my carrier’s preferred?
You can use any licensed contractor. Preferred contractor networks are referrals, not requirements. Your carrier will confirm this if you ask directly.
17. Will filing a claim raise my rates?
Carrier-specific β€” ask your agent before filing. Water damage claims count toward loss-frequency more than cost. Multiple claims in a short window can trigger non-renewal more than one large claim.
18. What should I do before you arrive?
If safe: shut your main water valve, flip the breaker for affected rooms, take phone photos. Don’t walk through standing water near outlets, don’t vacuum water with a household vacuum, don’t run HVAC in the affected area.
19. What areas do you serve?
Primary: South Jordan (45-min guaranteed arrival). Adjacent: Riverton, Herriman, West Jordan (45–75 min). Secondary: Sandy, Draper, Bluffdale, Salt Lake City, Cottonwood Heights, Syracuse (call to confirm availability).
20. How do I reach the owner directly?
Michael Bass’s direct line is (385) 247-9359 β€” same as the main business line. Mon-Fri 8-5 he answers directly. After hours routes through a vetted answering service with a 15-minute callback; on Cat 2/3 or warranty, he’s paged personally.

What makes a ‘best’ water-damage-restoration firm β€” our definition

“Best” is marketing noise without a definition. Here are the 5 criteria we hold ourselves to β€” and our honest answer on each.

1

Response speed + availability

Live-answered 24/7, measurable arrival time, no bait-and-switch answering service.

True Day: 45-minute arrival guaranteed inside South Jordan city limits. 45–75 min adjacent cities (Riverton, Herriman, West Jordan). After-hours answered by a vetted service that pages the on-call tech β€” 15-min callback β€” and callers are told that upfront.

2

Technical competence

Firm-level IICRC certification, individual technician credentials, Utah contractor license.

True Day: IICRC Certified Firm #927354-5258; Utah GC License #960332-3505; four W-2 technicians each with their own IICRC Registrant ID (WRT, ASD, AMRT). All verifiable at Utah DOPL + iicrc.org.

3

Insurance handling

Direct carrier billing in industry-standard Xactimate format, no deductible-waiver scams, no inflated scope.

True Day: Direct billing to your carrier for the approved scope. Your out-of-pocket is your deductible, as stated in your policy. Supplementals filed on hidden damage. We refuse the deductible-waiving play β€” it’s illegal in Utah and insurance fraud.

4

Communication standard

Named touchpoints, daily updates during drying, written change-orders, warranty call to the owner.

True Day: Daily text with 2 photos (moisture reading + equipment). 10-minute ETA call before every visit. Signed change-order required before any scope addition. Warranty calls go to Michael Bass’s cell at (385) 247-9359.

5

Full-service capability

Single accountable firm from mitigation through reconstruction β€” no handoff to a GC you’ve never met.

True Day: Mitigation under IICRC S500 + reconstruction under Utah GC License #960332-3505, both handled in-house. One scope, one accountable owner, one warranty call. See the Mitigation β†’ Reconstruction transition block on /our-process/.

Any claim here that doesn’t check out β€” call (385) 247-9359 and we’ll walk you through where to verify it.

How to read this table. Every cell reflects what the firm publicly publishes on their website, Google Business Profile, or in public records (Utah DOPL, IICRC Global Locator) as of October 6, 2026. A cell marked β€œβ€” not publicly displayed” means the firm doesn’t advertise that commitment on their own site. It does not mean they don’t offer it internally. If a competitor matters to your decision, call them and ask β€” we encourage it. Our job here is to show what we publish, in a format that lets you compare apples to apples.

Why we don’t publish exact counts

Equipment inventory changes with job load + replacement cycle. Publishing an exact “we have 47 air movers” number would be out of date within 6 months. The range given above is what’s true across normal operating months.

What we always have on hand

  • Enough equipment to handle 2 simultaneous standard residential losses with capacity reserve
  • Backup inventory for mid-job equipment failures (we swap on-site, don’t pause the job)
  • Specialty equipment (desiccant dehumidifiers, long wand attachments, large-footprint HEPA) available for scoped jobs

Independent verification

If you’re evaluating us for a large commercial contract or industrial scope requiring equipment-pool verification, we’ll walk the inventory with you in person. Normal residential jobs don’t require this; it’s available for commercial due-diligence.

Equipment-related question?Call (385) 247-9359. Owner Michael Bass can answer specifics on request.
