Calibrated moisture meter readings at 12 monitoring points showed upper-level subfloor readings of 31% to 44% and lower-level carpet pad readings above 50% at three points, with wall framing at the lower level reading 22% to 28% where the water had wicked upward into the drywall assembly from the saturated carpet pad.

Carpet and pad were removed across the full 140-square-foot cold zone. The upper-level subfloor was accessed through the bathroom flooring. The wall assembly at the lower level was opened to 26 inches at the point of highest moisture to allow direct antimicrobial treatment of the framing and confirm the moisture boundary. Structural drying ran for five days. All 12 monitoring points returned to within dry standard on day five. The homeowner’s State Farm HO-3 policy covered the event. Total approved: $6,150. At the final walkthrough, she asked why the water had appeared 12 feet from the bathroom. We showed her the thermal image from day one — the cold zone migration pathway from the bathroom wall cavity through the joist bay to the family room below.
