We removed the sagging first-floor ceiling panel before it released under water weight and extracted the pooled water from the first-floor ceiling cavity through three controlled access ports. Second-floor carpet and pad were removed across the full cold zone. Calibrated moisture meter readings at 16 monitoring points across all three levels established baseline: OSB subfloor at the second floor reading 48% to 62%, dimensional lumber floor-ceiling framing at the first floor reading 28% to 36%, basement ceiling drywall reading 19% to 24%. Industrial drying equipment was configured across all three levels simultaneously.
Structural drying ran for seven days. All 16 monitoring points reached dry standard on day seven. The family’s State Farm HO-3 policy covered the event as sudden and accidental.
