Majestic Heights Water Damage — The Three-Season Risk Profile

Ice Dam Attic Intrusion: January and February

Ice dams form when heat loss through an inadequately insulated attic floor warms the roof deck — melting the overlying snow from below — while the eave section of the roof remains cold because no heat escapes beyond the exterior wall plane. Meltwater runs down the warm roof deck, reaches the cold eave, and refreezes. The accumulated ice dam forces subsequent meltwater to pool on the roof surface above it until it finds a pathway under the roofing membrane — at a nail penetration, a shingle seam, or a section of weathered underlayment.

Majestic Heights’ hip rooflines with wide overhanging eaves create larger cold eave zones than shorter-eave construction — which means larger potential ice dams and larger potential meltwater pooling areas. The oriented strand board roof sheathing typical of late 1990s construction absorbs meltwater that enters the attic and holds it in the enclosed assembly. Over repeated winter seasons — each ice dam event wetting the sheathing before it fully dried from the previous event — the OSB accumulates the sustained wet-cellulose conditions that Cladosporium colonizes. We have found Cladosporium covering 30 to 80 square feet of OSB sheathing underside in Majestic Heights attic assessments — representing two or three seasons of cumulative intrusion, not a single event.

The thermal imaging signature of ice dam attic damage in a Majestic Heights home is a ceiling cold zone adjacent to the exterior wall in a room beneath the affected attic section — appearing in late February or March, weeks after the original ice dam event, as the meltwater slowly migrates through the insulation and ceiling assembly to the paint surface. The homeowner sees the ceiling stain and does not know when it happened. The attic has the answer. We check the attic before we check the ceiling.

Basement Cold Joint Seepage: March and April

The montmorillonite-rich smectite clay deposited by ancient Lake Bonneville beneath Majestic Heights’ foundation walls creates the seasonal hydrostatic pressure pattern we document throughout South Jordan’s established neighborhoods — but Majestic Heights’ larger home footprints mean larger total basement perimeter lengths exposed to this pressure. A 2,800-square-foot footprint has substantially more foundation wall perimeter than a 1,400-square-foot ranch, and therefore more total cold joint length at which seepage can occur. The relative humidity in a large finished Majestic Heights basement during a high-snowpack spring can be significantly elevated across multiple perimeter wall sections simultaneously — creating larger and more complex mold assessment scope when the seepage conditions have been active for more than one season.

Supply Line Failures: Year-Round, Peaking in Warm Months

Majestic Heights’ Jordan Valley Water Conservancy District hard water supply fittings — 20 to 25 years of calcium carbonate and magnesium carbonate scale accumulation on the original copper plumbing — are approaching the threshold where sudden failure becomes a realistic near-term probability. The larger homes here have more total plumbing connections: more bathrooms, more supply line fittings, more appliances, more surface area of exposed compression fittings than a smaller home of the same era. More fittings means higher total failure probability per year. A five-to-seven-year proactive replacement schedule that addresses the highest-risk fittings — washing machine hoses, water heater inlet valves, toilet supply tubes, ice maker lines — is the prevention measure we recommend at every Majestic Heights project close.


A Majestic Heights Ice Dam Attic Project

In March 2023, we were called to a Majestic Heights two-story home — a 2001-era hip-roof construction with wide overhanging eaves — following the discovery of a ceiling stain in the master bedroom. The stain was approximately 18 inches in diameter, centered on the ceiling about 3 feet from the exterior wall. The homeowner had assumed it was from a roof nail pop or a flashing leak; a roofer had been up in December and found nothing wrong. The stain had appeared in late February.

FLIR thermal imaging of the master bedroom ceiling showed a cold zone extending 28 inches from the exterior wall — the migration pathway of meltwater from the attic assembly through the insulation to the ceiling drywall below. When we accessed the attic above the master bedroom, we found Cladosporium colonization on the underside of the oriented strand board roof sheathing covering approximately 34 square feet in a fan pattern radiating from the eave — the classic formation of ice dam meltwater intrusion spreading laterally across the sheathing underside from the entry point at the cold eave zone.

Calibrated moisture meter readings at the sheathing surface: 21% to 28% at nine monitoring points across the colonized zone, and 16% to 19% at the outer boundary — above dry standard throughout. The existing attic insulation over the affected area measured R-22 — the 2001 installation — against the current International Energy Conservation Code recommendation of R-49 for this climate zone. The heat loss through the R-22 insulation section had been reliably warming the roof deck above it and producing the ice dam at this eave location every winter since construction.

Cladosporium remediation proceeded under HEPA negative air pressure containment in the attic: wire brushing of all colonized OSB surfaces, two antimicrobial treatment passes, and a film-forming encapsulant. Ceiling drywall at the stain location was replaced. Insulation was upgraded to R-49 over the affected area and the surrounding section before the ceiling was closed. The homeowner’s Allstate HO-5 policy covered the remediation and reconstruction as weather-related roof leak damage. Total approved: $8,440. Deductible: $1,000.

She had watched the stain appear for three weeks before calling. She was the third Majestic Heights homeowner in two years to call us after watching a late-February ceiling stain develop and waiting to see if it would spread further. It is the same event every year, in the same neighborhood, driven by the same roofline geometry and the same inadequate attic insulation. The ice dam forms because the attic is too warm. The attic is too warm because the insulation installed in 2001 does not meet the standard that the climate actually requires. Upgrading the insulation does not guarantee the ice dam will never form again — but it changes the probability substantially. Three of the last four Majestic Heights attic projects we have completed included insulation upgrades as part of the scope. The fourth homeowner said he would schedule it separately. We hope he did.
