FLIR thermal imaging mapped the cold zone: 155 square feet across the second-floor master bathroom and adjacent master bedroom — the water had migrated through the OSB subfloor seam between the bathroom and bedroom and saturated the bedroom subfloor across the full area before the first-floor ceiling below showed any visible evidence. First-floor ceiling cold zone: 70 square feet, with the boundary extending beyond the visible wet area at the ceiling surface. Calibrated moisture meter readings at 11 monitoring points: second-floor OSB at the bathroom center reading 42% to 56%, master bedroom OSB reading 27% to 35%, first-floor ceiling drywall reading 19% to 26%.

Bathroom tile floor was removed to access the full subfloor saturation zone. Master bedroom carpet and pad were removed across the full cold zone boundary. First-floor ceiling drywall was removed at the visible wet area to confirm there was no pooled water in the floor-ceiling assembly above it — there was not; the drywall had been wet but the assembly had not pooled. Structural drying ran for five days. All 11 monitoring points returned to dry standard on day five. The homeowner’s Allstate HO-3 policy covered the event as sudden and accidental. Total approved: $6,830. Deductible: $1,000.
