I-Joist Floor System Water Migration

Daybreak’s I-joist floor systems — engineered wood joists with an oriented strand board web between upper and lower solid lumber flanges — contain web openings that allow water to migrate between levels faster than solid-sawn lumber platforms. When a washing machine supply hose on the second floor fails, water enters the I-joist web openings and appears in the first-floor ceiling assembly before any surface sign is visible in the second-floor laundry room. The Jordan Valley Water Conservancy District’s hard water supply at 7 to 10 grains per gallon of dissolved calcium and magnesium accelerates the internal scale deposition that weakens supply line fittings in these second-floor assemblies — making supply line replacement on a proactive five-to-seven-year schedule the most effective water damage prevention measure for Daybreak homeowners.

Construction Defect Moisture Intrusion

A Daybreak Project — I-Joist Migration and Construction Defect Mold

In September 2021, we were called to a 2013-era Daybreak contemporary craftsman in the Biscayne Bay phase — a two-story home on a standard lot where the second-floor master bathroom toilet supply valve had failed during a workday. The 1/4-turn angle stop had been in service for eight years on the Jordan Valley Water Conservancy District’s hard water supply. The homeowner returned home to a wet first-floor hallway ceiling — the water had already migrated through the I-joist web openings in the floor-ceiling assembly and pooled above the drywall below before appearing as a visible stain.

Our FLIR thermal imaging scan mapped a cold zone across the full 12-by-15-foot bathroom footprint at the second floor and extending into the master bedroom. The first-floor hallway ceiling showed a cold zone across approximately 80 square feet — larger than the bathroom above it because the pooled water had spread laterally within the I-joist cavity before finding a pathway downward. Calibrated moisture meter readings at 11 monitoring points showed OSB subfloor readings of 48% to 62% and I-joist lower flange readings of 24% to 31%.

During extraction setup, we noticed a secondary cold zone on a different wall — the west-facing exterior wall of the master bedroom, unrelated to the toilet supply event. A 6-inch inspection cut at the highest moisture reading confirmed Aspergillus and Penicillium colonization on the OSB sheathing and the lower 14 inches of the window jack stud. The moisture source was a missing kickout flashing at the roof-to-wall intersection above the master bedroom window — a construction defect that had been admitting water since the home was built. Two separate events, one discovered because of the other.

We addressed both scopes simultaneously: the toilet supply event with extraction, controlled ceiling access ports in the hallway to extract pooled I-joist cavity water, and four-day structural drying; the construction defect event with drywall removal, mold remediation under HEPA negative air pressure containment, antimicrobial treatment, and coordination of the kickout flashing installation before wall reconstruction. The homeowner’s Allstate HO-5 policy covered the toilet supply event as sudden and accidental damage. The construction defect mold required a separate claim conversation — ultimately covered as a resulting loss from the original construction defect under a mold endorsement. Total approved across both claims: $14,600. Deductible: $2,000 combined.

The homeowner’s comment at the walkthrough was the one we remember: she said finding the construction defect during the supply line repair was the best thing that could have happened to her, because it would have kept growing behind that wall for another two or three years without discovery. She was right. It had probably been there since 2013.
